A Routemaster tour of Elephant & Castle and Old Kent Road Opportunity Areas will depart from Elephant and Castle National Rail Station in London on 15 October 2026. The tour introduces attendees to regeneration projects delivering homes and jobs in Southwark for a charge of £81.96.
Join us for a tour through these two complex regeneration projects delivering homes and jobs in Southwark.
The tour will be introduced by Lord John of Southwark - aka Peter John who was Leader of the borough for 10 years from 2010-2020.
We’ll see the Elephant and Castle Town Centre by Allies and Morrison for Delancey, through its build-to-rent platform Get Living as well as Elephant Park delivered by Lendlease with buildings by Make, MaccreanorLavington, Panter Hudspith Architects (their Orchard Gardens block was Stirling Prize shortlisted in 2022), AHMM, HTA Design, Hawkins\Brown, Morris+Company, and AFK with award-winning landscape by Gillespies.
As Leader, Peter John championed the Old Kent Road Opportunity Area, tying its future to the long-promised Bakerloo line extension and a plan for around 20,000 new homes along a corridor of retail sheds and light industry. To drive the project, he hired Colin Wilson — then the GLA's Strategic Planning Manager — to head a dedicated Old Kent Road team. Colin will guide us through the new developments.
The Area comprises 155 hectares of brownfield land along a 2.5-kilometre corridor delivering some 20,000 new homes and 10,000 jobs. Alongside new schools, parks and intensified industrial space woven into mixed-use blocks, new homes are being delivered through a cluster of major schemes and an ‘A’ list of specialist housing architects: Berkeley Homes' Malt Street designed by Rolfe Judd with MaccreanorLavington; Avanton's Ruby Triangle by Farrells; Aviva and Galliard's redevelopment of Cantium Retail Park by Brisac Gonzalez; Southernwood Retail Park for Strathclyde Pension Fund by Pilbrow & Partners; Barkwest's Devonshire Square ; London Square's scheme on the former Crosse & Blackwell site ; Barrett’s Ilderton Road schemes by MacreanorLavington and dMFK; Joseph Homes' Sylvan Grove tower by HTA. Alongside these private-led projects, Southwark Council is bringing forward its own council-led housing, including a roughly 500-home scheme on the former Currys PC World site designed by Morris+Company, WestonWilliamson+Partners and West Port and a net-zero-carbon scheme with dRMM and Okra. We will also look at Southwark Urban Logistics, the multi-level industrial and logistics facility developed by British Land, the first development of its kind.
Meeting point will be close to Elephant and Castle Underground Station and we will end with a networking reception conveniently close to the station kindly sponsored by Dolphin Solutions
