Property Deal Network — Cheltenham

A relaxed monthly meetup for property investors, developers and professionals looking to do business face-to-face.

What happens at PDN Cheltenham?

People bring deals. Others bring capital. Some are sourcing their next project, others looking for JV partners or professional services. The format is simple: arrive, grab a drink, and start conversations. No presentations, no pitches from the front — just direct networking with people who are actively working in property.

Who typically attends?

Investors (from first-timers to portfolio landlords), developers, sourcing agents, brokers, solicitors, architects and accountants. If you're involved in property or want to be, you'll find relevant people here.

About the venue: An Italian restaurant rated 4.2 from around 1,180 reviews, mid-priced, open 11:30am to 10pm Monday to Thursday — so a 7pm start gives three hours. Reviewers mention long tables accommodating parties of nine or more, a gluten-free menu, and a setting looking out over the fountain. Note that some tables are served by an app rather than staff, and a few reviews describe slow service when busy, so confirming table service for a group is worthwhile.

Getting there: The venue is on the Promenade in the centre of Cheltenham, overlooking the Neptune Fountain. Cheltenham Spa railway station is around eighteen minutes' walk to the west, with direct services from Bristol, Birmingham and London Paddington, so a taxi or the bus from the station is worth considering rather than the walk. For drivers, the Regent Arcade car park is two minutes away, open 8am to midnight — long enough for an evening event, though reviewers describe it as tight for larger cars and expensive over six hours. One caution: several reviewers report parking charges being issued at the railway station car park even for brief stops, so avoid using that one.
